TENANT INFORMATION
Renting through Villa Property Management is as easy as 1-2-3
We would like to draw your attention to the following steps to ensure your
tenancy application is a stress free one.

Obtain the address and drive past the property to see if this is where you
would like to rent. Do not go on to the property.

Complete a Tenancy application form if you would like to view inside.

Contact one of the property managers to make an appointment to view the
property.
If you wish to apply to rent the property your application will be presented to
the Landlord/Agent for a decision.

Payment required in cash as follows:

1 x weeks rent in advance

1 x weeks rent plus GST as Letting Fee

3 x weeks rent as Bond
INFORMATION FOR TENANTS
Insurance
Please ensure you are adequately insured for both your chattels and any
negligent damage caused to the property.
Rental Payments
Rents are to be paid in advance as specified, by automatic payment, or by such
other means as mutually agreed. Prompt rent payment is MOST important.
Property Inspection
These are carried out on a regular basis (generally 3 monthly). You will be
contacted prior to each visit so that an appointment can be made.
We ask that you look after this rental property as you would your own home. When
you move in please carefully check the property inspection report. If you
consider the report is not correct in any way please contact us immediately so
any necessary corrections can be made. In the case of a furnished house
carefully check all the items on the inventory are present. This will insure
against debate on termination of your tenancy.
Maintenance and Repairs
General maintenance and up-keep of the property and grounds is the
responsibility of the tenant. (See clauses 3-6 on the rear of your agreement).
As maintenance and repairs (especially to fixtures and fittings) will be
carried out by our tradespeople as required, it is essential that all problems
are reported immediately to us during weekdays 8.30am - 5.00pm. Please complete
the attached maintenance form and forward to our office.
Urgent repairs can be phoned through. Failure to do so could render you liable
for damage due to neglect. If a repair is necessary after hours or in weekends,
phone your property manager and leave a detailed message. In an emergency eg
fire, call 111 immediately.
We recommend you do not use unflued gas heaters as they can cause condensation,
mildew and dampness problems to properties.
However if you have a dehumidifier this problem can be eliminated.
Keep windowsills and aluminium wiped down and keep drainage holes unblocked.
This will prevent moulding, black grime and pools/spills and damage to the
window fittings (curtains, blinds, etc).
Put a sack or piece of old carpet on the garage floor to prevent oil staining.
Regularly air the property and if possible have the windows in the bathroom open
when showering to prevent condensation build up and moulding. Wipe shower walls
with an ammonia based cleaner to remove soap residue build-up.
Do not put pot plants on the carpet as it can leave brown stains. Spills on the
carpet are to be cleaned immediately to avoid permanent stains. Tenants are
responsible for:

Blocked drains.

Pest control - mice, cockroaches, fleas, etc.
-
Grounds and lawns (unless specified otherwise).

Whenever a tradesperson has been called out on a false alarm.

Any damage done to the property during tenancy eg. reglazing windows, broken
door panels, gates, fences, garage doors, damaged door locks, fly screens,
roofs damaged by installation of TV aerials, damaged clothesline and any
furniture damaged.

Replacement of light bulbs.

Replacement of plugs for baths, basins, sinks and waste disposal units.
-
Any other damage caused through negligence or mis-use by the tenants.
Pets
Unless pets are specifically agreed to in writing they are not allowed and could
seriously jeopardise your tenancy.
Tenancy Agreement
With the exception of children in a family group, we require names of all
tenants on our agreements. When we have a group situation all names must be on
the lease. These requirements are necessary for your own protection as tenants.
Vacating the Property
Please remember that in terms of your Tenancy Agreement, the property must be
left in the same condition as at the commencement of the Tenancy (fair wear and
tear excepted).
Prior to vacating the property please ensure that:

The house has been left clean and tidy especially whiteware, carpets, curtains,
windowsills and woodwork. Stove must be cleaned.

Personal possessions and rubbish have been removed from the property.
-
Lawns and grounds are tidy and well maintained, as at the commencement of your
tenancy.

Disconnection of telephone, gas and electricity has been arranged, with all
accounts paid to the date of termination of the Tenancy.

All keys must be delivered to our office by 12 noon the day of departure unless
otherwise agreed.

Rent is paid up to the date of termination of the Tenancy.
Bond Refund
A bond inspection will be carried out as soon as possible upon receipt of the
keys to the property. Provided that the terms of your tenancy agreement have
been adhered to the bond will be refunded by the Bond Processing Centre. Where
the property requires additional cleaning, maintenance, or there are any
breaches of the Tenancy Agreement, etc, the cost will be deducted from the bond
and could cause a delay in refunding the balance.
We hope you have read your Tenancy Agreement thoroughly. This is most important.
If you have signed a lease for a set period you will be responsible for the
rent for the entire period. If you need to break your lease, you are still
responsible for the rent until suitable replacement tenants can be found.
